How Can I Get Top Dollar and Also Sell Quickly?

A Seller wants to get top dollar for their house which is the best &  highest offer that the Market will pay.

But once on the market, a seller also wants to sell their home quickly because he or she has plans, somewhere to go, something to do.

How to get top dollar and also sell quickly?

 

Price, Presentation & Accessability (PPA)

The 3 factors that are the most important for getting top dollar and selling quickly: List Price, Presentation & Accessability.

These factors are under your control. You are the ultimate decision-maker! Your agent can advise you on what needs to be done, and will prepare a "Comparative Market Analysis" to guide you in pricing your house more competitively.


"List Price"

An attractive list price will bring more buyers in a shorter period of time, creating a competitive environment, and generate more offers. Your real estate agent can counter multiple offers to negotiate prices up.


"Presentation"

The better a home's presentation, the more a buyer will want your home. This is where "Curb Appeal" and "Staging" are important. All of the suggestions for improving the salability of your home that are on on my Seller Advice page are absolutely correct and really help get you the highest possible price.



"Accessability"

Buyers need to see and evaluate on their own schedule before deciding whether to make an offer or not. If they cannot go inside during reasonable hours they won't make offers. This is where having open houses is important.

  • Is the home currently rented? It's worth more vacant than rented because it will be cleaner and more accessable -- but consider trying to sell to your tenant first?


Good Marketing

Marketing your home to as many potential buyers as possible is your Agent's job.

The Multiple Listing Service (MLS) is the absolute best marketing tool available because every listing on the MLS automatically syndicates to Realtor.Com, Redfin, Zillow, and all the other real estate search sites... and is available to ALL interested buyers!

  • All good real estate agents list your home on the MLS -- unless you ask them not to.

  • Some realtors, like myself, also advertise on social media, hold extra open houses and use professional photos to improve and extend marketing -- in addition to listing the home on the MLS.


Beware of the High-Pressure Hard-Sell

The best real estate agents -- the ones who put the interests of their clients as their first priority -- never use high-pressure tactics.

Here are some standard high-pressure lines:

"I've got a buyer for you!!! Sign Now!!!"

"I can sell your home quicker because I have a buyer"

"I can sell your home for 10% more than any other agent!!!"

The truth is that good real estate agents attract many more than just one buyer by use of good marketing techniques and hard work, that's their job.

Any good agent will get you as much or more by listing your house at an attractive price to attract buyers, create competition, and negotiate to get the highest selling price.

Real Estate agents who use high-pressure, hard-sell tactics rarely perform as well... in fact they may alienate your best buyers!
